You may already have had the news regarding yet another major project being proposed for our village. Welcome Break intends to create a new Motorway Service Area located in the Colne Valley on the borders of Iver Heath and Uxbridge. The land is owned by Buckinghamshire Council and includes part of Mansfield Farm. A service road is in the plans on the A4007, Slough Road, off Chandler’s Hill.
Welcome Break is inviting comments from the public before submitting its planning application to Buckinghamshire Council. This consultation period runs from 17th November until 11th December 2020.
The site is planned to include:
- A hotel
- Drive-thru coffee and food
- A large central plaza
- Provision for more than 1,300 car parking spaces and 200 HGV spaces
- HGV amenity building
- Coach, caravan and electric vehicle parking
- Bridleway and dog walking facilities
Welcome Break are promoting this facility as “state of the art” and the “first facility of its type to have the capacity to supply charging for electric vehicles to 100% of its parking spaces.” They are also quoting “450 new full time jobs” and “over 800 during construction.”
However, this project represents yet another infrastructure development within the boundaries of our village. We consider that this will add to the concerns that residents already have in relation to other development proposals in terms of local traffic congestion, erosion of green space as well as air and noise pollution in our area.
It is also worth noting that there are competing proposals from Extra to build motorway services on the M25 around J16 and J17, near Chalfont St Peter https://motorwayservicesonline.co.uk/Warren_Farm and by Moto at junction 20 (Kings Langley) https://motorwayservicesonline.co.uk/Kings_Langley. Surely planning authorities cannot argue that all three service areas in such close proximity can be justified.
